On the North Shore, the search starts with the thermos
'Thermos Rive-Nord' is a common search on the North Shore: the fog comes first, the town second. A thermos is the sealed glass unit in the window, two or more panes sealed together around a spacer. When the seal lets moist air in, a haze forms between the panes that can't be wiped from either side.
Condensation you can wipe off the room side, usually on cold winter mornings, is a different matter. That is indoor humidity meeting cold glass, and the fix is less moisture in the house, not new glass. If your fog is between the panes, our thermos page explains each option.
Fix the glass before changing the window
When one thermos fogs, the frame around it is often still in good shape. In that case the pro measures the glass, a new unit is made to size, and it goes into the existing window. The house looks the same afterwards, and nothing else is disturbed.
Replacing the window is the better decision when the frame is rotten or warped, when the window leaks air all the way round, or when so many units have failed that glass alone no longer makes sense. The same logic applies to a cracked or broken pane: in most frames that's a glass job, not a window job. A good pro will tell you which case you're in, and why.
Patio doors and screens
- Patio door repair: a door that won't lock, drags on its track or lets cold in at the sill usually needs rollers, a lock or weatherstripping.
- Patio door glass: a fogged or cracked panel is replaced as a thermos, and the door stays in its frame.

Rénoclimat: what qualifies outside Montréal
RénoPlex, the Ville de Montréal's renovation program, is limited to buildings on Montréal's territory, so it doesn't reach Terrebonne, Laval or other off-island cities. Rénoclimat is provincial and does. To qualify, the new door or window has to be ENERGY STAR certified and installed in the existing rough opening, the home needs an energy evaluation before the work and another after, and its EnerGuide rating must improve.

Permits: ask the Ville de Terrebonne
